Income Approach of Property Valuation and Financial Modelling

The purpose of this diploma thesis is to clarify partial techniques of real estate income approach valuation. The object of this thesis is to create a complex overview of valuation techniques and methods used in income approach valuation. First, basic methodologies from field of market economy, valuation, financial mathematics and statistics, will be defined. In next section of this thesis, the income approach valuation methods and techniques will be defined as well as contribution of financial modelling to this approach. Following, several properties will be generalized in terms of cash flow inflows and outflows and exact techniques will be applied accordingly.
The Czech banking sector: Determinants of Profitability

This thesis is concerned with Czech banking sector in 2015 - 2020 and its profitability. A set of bank-specific and macroeconomic variables is tested for profitability determination effects by a general profitability model estimated with system GMM, FE, and OLS methods, yearly and quarterly data are used. The results indicate negative effects on bank profitability of the following on both yearly and quarterly bases: capitalization, operational efficiency, and inflation change, and positive effects on bank profitability of the following on both yearly and quarterly bases: bank size and GDP growth. The thesis also analyzes quarterly changes in bank assets, liabilities, and equity. The results indicate systematic drops of liabilities and assets reported as of year-ends. Potential explanations are discussed along with suggestions for further research as this study presents a complex set of insights, results, and experience ready to be augmented with further efforts.

Stejskalová, J. Impact of the information on changes in tax burden on the stock market. Diploma thesis. Brno: Mendel University, 2017. The thesis investigates the relationship between the stock price returns and news about the tax burden of US companies listed on NASDAQ. Special emphasis is put on the role of perception of the news related to changes in tax burden. Using application Google trends, we show that increasing tax searches decrease stock prices. The thesis also investigates the positive relationship between news about tax burden and stock prices, in particular, shocks. Additionally, we differentiate between the market capitalization using interactions with the dummy variables. The results confirmed a higher impact of perception on large cap companies, we point out the importance of sentiment analysis at liquid markets.

Steiner, J. The impact of implementation of IFRS 16 on financial situation of lessee in selected industry sectors. Diploma thesis. Brno: Mendel University in Brno, 2017. The diploma thesis deals with impact of implementation of new IFRS 16 standard on the lessee. The first part of the thesis defines lease, describes the lease financing and distinguishes types of leases. After that lease is described in the framework of international accounting standards, the current treatment IAS 17 is analyzed, there are described the main problems leading to the need for change, explained capitalization of lease and the new IFRS 16 standard is analyzed. The end of the first part focuses on issues relating to financial ratios. In the second part of the thesis comparison of reporting of lease according to IAS/IFRS and US GAAP is performed, there are identified lease intensive sectors, quantified impact of implementation of IFRS 16 on financial statements of lessee and its effect on selected financial ratios and Altman model is calculated. The conclusion summarizes all findings and recommendations formulated by author.

Income based methods in valuation of real estates

In my thesis I am dealing with problems regarding to income methods in real estates valuation. It includes brief introduction of different types of real estates valuation methods so comparsion with them is possible. Part related to income methods is concentrated on definition and explanation of discounted cash flow and capitalization methods and differences between them. In application part I was engaged in valuation of commerce building designed for renting and I calculated it's value with three different types of income based methods of valuation.

Po přechodu od centrálně plánované ekonomiky k ekonomice tržní nastal v Československu, později v České republice obrovský rozmach podnikatelských aktivit Zpočátku bylo na trhu mnoho nového prostoru pro expanzi všech podnikatelských subjektů. Později, spolu se zmenšujícím se volným prostorem na trhu, zesiloval konkurenční boj mezi firmami Začala se postupně čím dál více uplatňovat převaha nabídky nad poptávkou a zákazníci, odběratelé, začali této situace stále větší mírou využívat. Konkurence přinutila dodavatele,aby část období své odběratele úvěrovali obchodními úvěry. Pro dodavatele tato částka znamená pohledávku, pro zákazníka ? odběratele závazek, který by měl nejpozději v dohodnutém termínu splatit.
